Most our private lenders will accept to take a second charge however
depending on amount.
Loans on Tradeable
Stocks
35% LTV on Pink Sheets, OTCBB (Over the counter, Bulletin Board)
and up to 80% LTV on NYSE (New York Stock Exchange) traded securities.
We will have an analyst studying the stock and its strength. The
stock can be trading in any market around the world. This is a very
quick way of releasing funds instead of having to sell the stock.
Bridging Finance
50% - 60% LTV on any registered plot of land, property, yacht or
aircraft. Minimum value is 50,000€. Our lenders will also
consider ownership such as Offshore Company, Trusts as well
as Spanish S.L. and S.A. companies. (Also available in the
UK). If you already have a mortgage on your property, the lender
may accept to take a second charge. This will depend on the
amount of equity available in the property in Spain and where
it is.
Credit Facility
You could obtain up to 50% of the value of your property. This is
designed for you who need urgent capital injection in your business
or any type of venture. When Prime lenders are not able to lend
due to a high risk of the investment this is a solution for you.
Minimum value of the property is 3 million Euros.
Discounted Purchase
If you are desperate to sell your property we can advance
up to 70% of the value of the property, in fact we buy it off
you. If you wish you can rent the property for a period of 1-2
years. During this time you are welcome to sell it on, on the new
owner's behalf and you will receive the difference. Please note
the sale is fully declared at the notary and any tax payable will
be your responsibility. Our lenders are generally not interested
in keeping any property as "his own" and would welcome
a sale.
