Below are the AVERAGE prices displayed per square metre for properties in Spain. The deed, and the nota simple, will show the amount of square metres registered with the Land Registry. You must not include any illegal overbuild in the value of the property. Any outside area such as terraces will be subject to half the value displayed below. If a terrace, garage or "sotano" for example have been converted to living area, these areas will be valued as such unless full planning permission has been granted for the conversion and the area has been registered as living area with the Land Registry in Spain.
Below values are based on resale properties and do not include properties in the country commonly known as rusticas or fincas.
The values have been gathered by Idealista which possesses the most detailed database in the Real Estate market in Spain. The values reflect the very up to date values gathered the last quarter and are based on vendor's selling price. The final selling price may of course vary depending on negotiations between buyer and seller.
